Free STR what-if tool
Can a higher nightly rate make up for fewer booked nights?
Compare two scenarios after booking fees and operating costs. Change the rate and occupancy yourself to see what would need to be true.
Illustrative inputs, not market benchmarks. This tool does not predict how a price change will affect demand.

The math, and what it leaves out
- Room revenue = nightly rate × booked nights.
- Contribution per booked night = nightly rate × (1 − booking fee percentage) − variable cost per night.
- Modeled operating result = room revenue − booking fees − variable costs − fixed period costs.
- When the what-if contribution is positive, nights to match = (current operating result + what-if fixed costs) ÷ what-if contribution per night, with a minimum of zero. Whole-night thresholds round up.
This is an educational operating-cost comparison, not full profit, taxable income or cash flow. It excludes financing and debt payments, depreciation, income and lodging taxes, capital purchases, reserves, refunds, and separately charged guest fees. It assumes constant average rates and costs within each scenario. Check stay length, seasonality, channel mix and your records before making a pricing decision.
Amounts are calculated before display rounding. Inputs stay in this page and are not saved or sent by this calculator.
